Flat valuations

The reasons for needing a property valuation range from straightforward sale or purchase to mortgaging & refinancing, probate or marital dissolution, insurance/reinstatement cost assessment and the dividing of assets. Whatever your reason an accurate valuation will pay dividends.

Leasehold valuations differ from freehold valuations; as the length of your lease get shorter, the value of your property decreases and the cost of extending the lease shoots up.  We are specialists in providing leasehold valuations and can assist in negotiating a fair price to ensure you are not left out of pocket. We understand the buying and selling process can be stressful and aim for the services we offer to be as efficient, simple and cost effective as possible. A valuation should not be confused with a survey which is a much more in depth appraisal. The valuation inspection itself can be relatively brief and is focussed only on those matters that affect the value of the property in question.

The report will typically include:

  • A description of the property.
  • Details on its location.
  • A review of the current condition.
  • Information on tenure and any planning and building control matters.

Although the valuation report will identify any serious issues that affect the current price of the property it will not include any observations on essential maintenance. Many buyers arrange for a more detailed Flat Buyers Report or Bespoke Flat Survey to be done at the same time as the Flat Valuation. Although this involves an additional fee it can save time and money in the long run.
